How do sellmyhouse make HIPs simple?
Home information packs are designed to help the buying and selling process and will contain information about the Property to be sold.
For sellers, providing a HIP upfront should reduce the possibility of nasty surprises in the selling process that could delay the sale, as buyers can make a more informed decision about purchasing their Property.
For buyers, the pack provides essential information about a Property they are considering buying.
By providing this information earlier in the home buying process it is anticipated that transactions will be more efficient and less likely to fall through between offer and exchange.
The following compulsory documents must be included in a Home Information Pack:
All residential properties in England and Wales ‘new to the market’ require a Home Information Pack by law or the person responsible for marketing the property, the seller for private selling, may face a £200 fine for every occasion they are caught marketing without a HIP.
However, properties on the market before certain dates (see below), whether with an Estate Agent or advertised privately are exempt as long as they have been continuously marketed. A break in marketing after these dates, even for 1 day, will trigger the need to buy a Home Information Pack.
Your property must have been marketed continually with no breaks.
So if your Property was on the market with an Estate Agent or privately before the above dates you can advertise privately on Sellmyhouse and not require a HIP - provided there has been no break in the marketing period. Please contact us if you wish to discuss further.
The seller is responsible for the cost of a Home Information Pack. This will be extra to normal Estate Agents commissions.
Some Estate Agents are offering to provide the pack with deferred payment until completion. Consequently if you leave the Estate Agent you may not be able to take the pack with you or you may be charged a highly inflated price for the pack!
As a result you may need to commission another HIP from a new provider at additional cost.
