Under the Estate Agency Act 1979, sellmyhouse do not consider ourselves to be Estate Agents.

We provide an efficient and locally publicised way for you to advertise and sell your property yourself.

Are there any commission fees payable to sellmyhouse?

Can I use sellmyhouse as well as an Estate Agent?

Sellmyhouse are not Estate Agents, rather a provider of tools for DIY house sales.

We are confident that with all the features and benefits of sellmyhouse you will be able to sell your property without the use of an Estate Agent.

However, you may wish to use both, or continue using your Agent as well.

Please note that if you have a Sole Agency Agreement with your Estate Agent you will not have to pay the Agents fee if you find a buyer provided the Estate Agent has not previously introduced the buyer.

If you have a Sole Selling Rights with the Agent, or a Ready Willing and Able Purchaser clause in the Agents terms, you can still use sellmyhouse but you will also have to pay your Estate Agent Fees.

Using sellmyhouse dramatically increases your chance of a sale in the current buyers market.

What about viewing security?

This is probably one of the biggest concerns for Private Sellers.

You will have been provided with our mobile phone to protect your personal details.

When a potential viewer contacts you ask for their name and address and whether they are on the market. You can check if their property is being marketed with their Estate Agent or whether listed on sellmyhouse.

Ask them to bring ID to the viewing - Utility Bill, Driving Licence Etc.

NEVER EVER CONDUCT VIEWINGS ON YOUR OWN - ALWAYS HAVE SOMEONE WITH YOU. IF YOU HAVE ANY DOUBTS DECLINE THE VIEWING.

What if I don’t sell my house or I decide to take it off the market?

Unfortunately we cannot guarantee to sell you property or provide a refund. However, all the features of sellmyhouse, give you the best possible chance of selling your property without using an Estate Agent, and hence saving you £0000’s of pounds.

In the unlikely event that you cannot sell your property or decide to take it off the market - we will provide you with a credit for a free listing until such time as you do sell.
